In a recent video interview with 1110 WBT, best Charlotte agent Leigh Brown discussed the likelihood that your Charlotte area home will sell quickly in today’s market conditions.
“I don’t have a crystal ball,” Leigh began. “Homes in Charlotte right now sell in an average of 121 days. Your home could sell more quickly if you condition it properly and if you price it correctly.”
The issue with selling your home in a down market is that you may have unrealistic expectations about your home’s current value. Property is always only worth what someone is willing to pay for it; if your home has been on the market for a long time and has had very few or no offers, it’s a pretty good indication that your home is not priced correctly in its current state.
It isn’t always the best news for sellers, but it’s important to be pragmatic, especially in these market conditions.
Fortunately, there are some things you can do to raise the value of your home in this or any other real estate market climate – namely, improving your home’s condition and presentation.
To get a higher selling price than average, your house will need to show better than average. That means tidying up your yard to enhance curb appeal, brightening the interior of your home by cleaning it from top to bottom, and evoking a feeling of spaciousness by removing clutter, organizing, and getting rid of personal knick nacks.
Making small repairs such as replacing cracked windows or touching up peeling paint is also a great way to add instant value to your home – without spending a lot of your hard-earned money.
